The project comprises a single-level basement, two mezzanine parking levels and seven storeys of residential accommodation. Excavated entirely below the water table, the basement requires a fully braced retention system due to the inability to anchor into neighbouring properties. Extensive dewatering works, contaminated fill management and major infrastructure coordination further add to the complexity of the build.
Critical services are brought into the project at an early stage, including Sydney Water diversions and the undergrounding of power infrastructure, ensuring the development progresses efficiently while maintaining surrounding operations. To accommodate site constraints and construction sequencing requirements, portions of the structure are strategically left incomplete and delivered in staged sections, allowing works to continue safely and effectively within a highly constrained environment.
